Preventive Maintenance (PM) Requirements

First, establish generic PM Descriptions and job steps.
In the description of the work to be done, avoid including specifics that apply to one piece of equipment only.
Tech Tip: Use Maintain Problem Descriptions (same thing as PM Description) and Maintain Job Step Descriptions to create the descriptions once and reuse them over and over without re-keying. Access through the Admin icon/Maintenance Admin Menu.
Optional: Labor can be planned ahead of time, as can materials used on the job. These will be printed on the generated PM work order. Input labor on both the PM Description and in the PM Frequency window.
Optional: Safety Procedures may also be attached through the Update PM Frequency screen. MAPCON can optionally print a formal Safety Procedure form along with each generated PM work order. Access through Admin icon/Maintenance Admin Menu/Safety Menu.
Second, attach PM Descriptions to equipment and assign a Frequency.
Use Elapsed Time frequencies for anything maintained on a regular, repeating basis such as daily, weekly, monthly, annually, etc.
Use the Meter frequency to trigger the next work order generation as a result of meter readings being input that are higher than the established interval for that meter. Meters setup on equipment will indicate the proper Interval that triggers the next PM
(i.e. 500 Hours, 3000 Miles, 10,000 Cycles, etc.).
Use the 52 Week Schedule for anything being maintained on an irregular schedule, such as once this month and twice next month, once annually depending on when the Contractor shows up, etc. Simply indicate on the 52-week chart which weeks of the year the PM needs to be generated.
Use the Gauge frequency to trigger the next work order generation as a result of gauge readings being input that are higher or lower than the established safe operating range for that gauge.
When your equipment and PM records are established, you are now able to optionally implement planning and scheduling for preventive maintenance. See Advanced Planning - Planning and Scheduling.
Finally, when Frequencies are setup, PM work orders are Generated.
Typically, they are generated on a weekly basis for the following week. They can also be generated daily, monthly or quarterly depending upon what you determine are your company's Standard Operating Procedures.
Tech Tip:
When a piece of equipment goes off-line, use the Generate Selective PM WOs option to select in advance all PMs coming due for that equipment, thus minimizing downtime at a later date.
